Updates in Placepoint AI
Placepoint AI is updated often, and the most important improvements are listed below with the newest first. New functionality requires you to update the connector in Claude. Go to Settings, Customize, Connectors, select Placepoint, click the three dots and select Refresh tools list.

The company data has gained several new fields, and they can be combined freely in a single question.
- Building age, last conversion and status in the building case are included, both for the buildings the company owns and for the premises it rents. These are the same cases that Saksinnsyn shows in Placepoint Fusion.
- Energiattest (energy performance certificate) from Enova SF per property, with the best energy rating, average and number of certificates.
- Environmental certification with level, for example "BREEAM-NOR Excellent". LEED and Svanemerket are included in the same way.
- The properties are located down to grunnkrets (basic statistical unit) and delområde (sub-area), not just municipality and county. That lets you look for owners and tenants in a neighbourhood instead of across a whole municipality.
- Each company is marked as public or private.
- Hjemmelsdato shows when the company took over the property, so those that have just bought can be picked out.
- The conglomerate overview includes all companies the conglomerate owns at least 25% of. Entra went from 85 to 124 companies in the overview.

Eight new improvements in the Swedish connection from Combify.
- The owner's phone number comes with the lookup on a fastighet. The number registered on the property is used first, otherwise the company switchboard. Around two out of three company-owned fastigheter have a number. Before, you had to look it up somewhere else.
- If you ask for a report, a summary or a market analysis, you get a fully structured answer built on everything that belongs to it, not the short answer a quick lookup gives. If it is a file you want, the assistant says so directly and offers an extract to Excel or CSV instead.
- Two of the figures now state how much they cover: how many detaljplaner have a source document (around 94%), and how many companies have a registered phone number (around 4%). Before, a count or an average came without you knowing how much of the picture it covered.
- Assessed rental income has become a search field, so fastigheter can be filtered and averaged on it, not just looked up one by one. The figure is densest where rent-taxed property is concentrated: almost one in five fastigheter in Stockholm has it, far fewer elsewhere.
- Ownership Type separates municipality, company and private individual, with the same breakdown the platform already uses. The question of municipal versus private can now be asked of fastigheter, not just of bygglov.
- The filter on fastighetstype read a field the platform itself had moved away from. Now it reads the current one, and then one fastighet can have several types at once. Two categories that have never had a numeric code, power production and special purpose, are included.
- Fastigheter can be filtered by plan: whether there is a linked plan at all, whether it is halted or revoked, and what kind of use it allows, such as housing or retail. Around 42% of the fastigheter have at least one linked plan.
- Land value and building value, the two parts taxeringsvärdet consists of, can be filtered and averaged separately. It matters most in city centres, where around one in five fastigheter has the split, and where the two parts tell you something different from the total alone.

Six new items on the Swedish connection, in addition to the four from 14 September.
- Markanvisninger can be narrowed by area and price per m². The fields were already in the search, but had no effect, so a limit on size or price gave the same hit list as no limit.
- Bygglov can be filtered by the company behind the works, and by whether the property is municipal, private or owned by a person. That lets you follow one developer through a municipality, or separate the municipal projects from the private ones.
- Swedish technical terms match the way customers write them: detaljplan, planbesked, byggrätt and the rest of the planning and building vocabulary.
- Ranking of the most active developers in a municipality, with subsidiaries gathered under the parent company. A conglomerate that builds through several companies ends up where it belongs on the list, not further down.
- The area statistics for an area count fastigheter, not plots. One fastighet can consist of several plots, and the old figure was 11 to 60 per cent too high. The number of plots is shown alongside.
- Tidied up the ranking in the search: a rule that weighted on data that does not exist has been removed, before it had time to make a noticeable difference.

Swedish property comes from Combify, and the connection has been extended on four points this week. It is used in the Agent.
- Everything connected to one thing, in one lookup. If you ask about a fastighet, a bygglov, a detaljplan or a markanvisning, you get the other bygglov, plans, properties and companies linked to it. Before, the assistant had to chain together several searches and compare ids on its own.
- The whole ownership structure of a Swedish company: up to the ultimate parent company and down through all subsidiaries, with the ownership share where it can be retrieved, and the properties the conglomerate owns in total. The parent company often owns little in its own name, and the properties are spread across subsidiaries with other names.
- Lookup of one specific property, by address or fastighetsbeteckning: "Solna Svärdsliljan 1". This previously went through the broad search, which is built to look within an area, at an owner or in a value range.
- The company search filters by industry and municipality, not just name and organisation number. "Fastighetsbolag i Solna" is one question, instead of guessing a company name or fetching all companies and sifting through them afterwards.

- The landlord is linked directly to each tenancy, and coverage is almost 50% higher than before. If you ask about a conglomerate that owns the properties through single purpose companies, the assistant finds the tenants anyway, without you having to go via the subsidiaries. These are the same tenancies that Enheter og leietagere shows in Placepoint Fusion.
- Employees are counted at the address, not just in the company. A head office with departments around the country no longer gives the whole company's employees as the figure for the building.
- The tenant lists are cleaner: owner and holding companies are not counted as tenants, companies in liquidation are flagged, and the move-in date is included.
- Building Type is linked to the companies, both for what they own and for the premises they rent. That lets you combine industry, employees, status or conglomerate with the kind of building the company sits in, in one question, in the same way that Filter combines criteria in Placepoint Fusion: "IT companies in Bergen with more than 20 employees that sit in office buildings".
- Codes in extracts to Excel get a column with plain text alongside, both for properties and companies, so you do not have to look up the codes yourself.
- Geographic searches give the matrikkelnummer per hit, so you can go straight on to the property. Lookups that could previously be rejected because of the format of keys or field names now go through.
- The assistant states which source a figure comes from, says when a figure is an estimate, and does not count the same tenant twice in a conglomerate.

- The company as the starting point: the assistant now has the whole company register from Brønnøysundregistrene (BRREG) linked to the properties the companies own, rent and are located in. You can start with the company and end with the property, or the other way round, in the same conversation. This is the same search that Selskapspanelet is built on.
- Find and rank companies: filter by industry, municipality, organisation form, employees, turnover and whether they own property, have tenants or subsidiaries. "Property companies in Bergen with more than 50 employees" is one question. Free text matches market names and purpose, so "companies that run self-storage" finds what they do, not just what they are called.
- Rankings count each company once: largest property holders, most tenants, most subsidiaries, highest turnover in an industry. Chains and franchises are included, because the outlets are registered as sub-units with their own organisation number.
- One company in depth: board and managing director, shareholders with ownership share, parent company, ultimate owner and subsidiaries at all levels, accounts back to 1998, address history, and owned properties both directly and through the ownership chain. Also where the company itself rents, and who rents from it. This is the same picture that the ownership structure report is built on.
- Screening of single purpose companies as a separate profile: limited company in the property industry, owned by another company, one to three properties, no employees of its own. Can be narrowed to one municipality, the owner behind it comes with in the same round, and the assistant says which criteria it used.
- Extracts to Excel and CSV of company and property lists, with separate sub-sheets for properties, subsidiaries, shareholders, roles, tenants and accounting history.
- Dissolved companies and sub-units are filtered out by default, since half the register is history. The links run on organisation number and matrikkelnummer, never internal ids, so the figures can be checked. Aggregates that previously stopped quietly at 1,000 documents now count correctly in large datasets, on the property side too.

- Log in with your Placepoint user on both servers. You click Connect in Claude and log in the way you do in Placepoint Fusion. Access follows the user instead of the URL.

- Placepoint Dataset MCP: a separate server for your projects and datasets in Placepoint Fusion. Claude can create datasets from a search result, upload and matrikkel-link files, add municipality and grunnkrets as columns, sum per area, calculate travel time and optimise routes, and style the map layer. You log in with your Placepoint user, and access follows your projects.

- Land use and zoning plans now cover five datasets: adopted zoning plans, plan proposals under consideration, Municipality plan, municipal plan proposals and notices of planning start. Oslo is included. The MCP finds the plan documents themselves, so Claude can read the provisions where they exist, and the requirements are actually set out in the provisions, not in the colours on the plan map.
- Pilot of Placepoint AI inside Placepoint Fusion, as the Agent: the same tools and data sources, normal Fusion functionality and search in the user documentation.

- New land use plan suite: search in land use plans, retrieve plan details with plankart (plan map), see which plans apply to a property, and retrieve plan documents (bestemmelser, planning description and more) as PDF. Corresponds to the zoning map layers in Placepoint Fusion.
- The plan check per property only needs the matrikkelnummer. The property's actual boundaries are retrieved automatically and used in the lookup, which gives more accurate hits than before. Municipal plan proposals are included as a separate category.
- Plan documents are read, not just listed. If a plan is to be described in a report or analysis, Claude checks that the provisions and planning description have actually been read first. If plan data is missing for a property, that is stated explicitly in the delivery instead of the property appearing to be unzoned.
- Property lookups suggest plan status and hazard sweeps (skred, flom, kvikkleire and similar) as the next step, so zoning and risk are not skipped.
- Reports are delivered as HTML by default, which is considerably faster. PDF is produced on request, with a choice between one long page or real paginated pages, and notice of the time needed before the heavier variant runs.
- The map tools give better error messages: unknown map layers give a message with valid alternatives, large geometries are simplified in a controlled way with a clear note, and geometries can be reused between tools without being pasted in again.
- The usage guide and tool descriptions have been extended, so that Claude chooses the right tool for planning and zoning questions.
