Analyze

Analyze lets you draw an area on the map and pull out figures for building stock, land use and demographics straight away, without opening each individual property. It is the quick route to quantitative support for a hypothesis: how high is the average BYA here, how many people live within 400 metres. Analyze does not require an active project. The geometric 3D tools (daylight, shadow, line of sight and others) sit in the right tool rail and work in 3D mode.

How to open it

Analyze is coming soon as its own item in the left menu. Once it is in place, you click Analyze and the panel opens on the left. An open property panel stays put, so you can compare analysis results with data from a single property in the same view. The videos further down show the panel as it looks when you open it.

Workflow

  1. Draw an area with one of the drawing tools (see the table below).
  2. Choose an analysis from the list in the panel.
  3. Read the results in the panel and as a coloured overlay on the map.
  4. Adjust the drawing to see how the figures change.
  5. Remove drawings with R when you are finished.

The shape you have drawn stays in place when you switch analysis, so you can run several analyses on the same area.

Q is the most flexible. W is quick when you want to check a square around a single property. The shortcuts apply while the Analyze panel is open.

The colormap is calibrated dynamically against the values inside the drawn area. The colouring is relative, not absolute, and suited to comparison within the area.

The table can be exported and filtered by building type, for example Detached house. BYA is shown as the calculated built-up share of the plot, not as the maximum permitted BYA from the planning provisions; maximum permitted land use is still checked against the zoning plan for each plot.

BYA and comparison against zoning plan requirements

The BYA% analysis adds up the footprint of all buildings on the plot and divides by the plot area. That gives the actual degree of land use, not the maximum permitted.

Finding the maximum BYA in the zoning plan

Maximum permitted BYA is not a structured dataset; it sits in the planning provisions as text. Here is how you find it:

  1. Open the property in the map and click the Overview tab in the property panel.
  2. Scroll down to the Zoning section and click the link to the plan document.
  3. Search for "BYA", "bebygd areal" or "utnyttelsesgrad" in the text of the provisions.
  4. Alternatively: turn on the Zoning Plans map layer to see plan boundaries directly in the map.

Calculating zoning headroom

  1. Read the plot area from the Overview tab (m²).
  2. Read the actual BYA from the BYA% analysis (m² and %).
  3. Read the maximum %BYA from the plan document.
  4. Calculate: plot area × maximum %BYA / 100 = maximum permitted BYA in m².
  5. Zoning headroom = maximum permitted BYA minus actual BYA.

Example: plot of 1,200 m², zoned for 40% BYA, actual BYA 320 m². Maximum permitted: 1,200 × 0.40 = 480 m². Zoning headroom: 160 m².

Demographic search

Demographic search is a quick circular variant of the Demographics (area) analysis. You draw a circle and the panel shows population statistics immediately.

  1. Click the Demographic search button (the circle icon) in the map toolbar.
  2. Click and drag on the map to draw the circle.
  3. The demographics overview panel opens with figures for population, age, income and households.

The income and wealth figures in the panel are aggregated per grunnkrets (basic statistical unit), not individual data from the tax authorities. Skatteetaten's annual tax settlement is the basis, SSB compiles and publishes the figures per grunnkrets, and Geodata AS distributes them to Placepoint. The figures follow SSB's latest published statistical year: see Income and Wealth for how to find which year applies.

A full demographic report tied to one specific property is coming with Reports.

Travel distance

Travel distance is not available in Placepoint Fusion yet. Once the feature is launched, it will appear in the Analyze panel and this page will be updated. See catchment area methodology for the definitions and assumptions that will apply to the tool.

Geometric analysis tools (right rail, 3D only)

In 3D view, six extra icons appear along the right edge of the map. They are separate from the Analyze panel.

How to use a 3D tool

  1. Switch to 3D by clicking the 3D button at the top of the map.
  2. Close the property panel if it is open (X at the top): the panel covers the right tool rail.
  3. Click the building or surface you want to analyse in the map.
  4. Click the tool in the right rail.
  5. Follow the instructions in the panel that appears.

Configure the analysis

Each tool opens its own panel with parameters:

Elevation ProfileDraw a route with one or more points along the ground. The profile is shown as a chart with separate curves for terrain and buildings, and summarises length, ascent, descent, min, max and avg height, plus gradient.
Line of SightPlace an observer and a target point; the app reports a clear or blocked view.
ViewshedSelect an observation point. Visible area is coloured green, non-visible area red. The field of view can be set to 45°, 180° or 360°.
MeasurementsSelect Distance (shortcut Z) or Area (X) and click points on the map. Measured values are listed under "Your Measurements".

Typical use cases

Zoning and land use assessment. Draw the area around a property of interest, run BYA% and UFA%, and compare with the municipal master plan provisions via the Zoning Plans map layer to find plots where land use is low relative to the zoning.

Retail mapping. Draw an area around a retail unit, run Demographics, and get figures on purchasing power and age profile. Compare with alternative locations.

Portfolio screening. Draw screen (W) around a district area, run Floors (building), and identify low buildings in heavily zoned areas.

Daylight for a planning submission. Use Daylight and Shadow in 3D mode to document sunlight conditions on a façade.

View analysis for new builds. Combine Line of Sight and Viewshed to assess whether a new building affects views towards protected viewpoints.

Distance check. Use Measurements to check the distance from the corner of a building to the zoned building line.

Tips

  • Analyze does not require a project and suits exploratory mapping before you know which project something belongs to.
  • The results are an overlay; hide and show them via the panel to inspect background data without distractions.
  • The shortcuts save time when you draw many analyses one after another.
  • The 3D tools are not visible in the right rail when the property panel is open. Close the panel (X at the top) to use them.
  • Measurements work in both 2D and 3D and do not require you to have clicked a building.
  • Daylight and Shadow are calculated geometrically. For a formal daylight calculation against TEK17 § 13-7, use dedicated tools such as DIVA or Velux Daylight Visualizer.
  • For structured output, use Reports. Analyze is built for exploration.

Differences from v1

  • v1 has Analyze as a single menu item with drawing tools and results. Placepoint Fusion separates area and demographic analyses in the panel from the geometric 3D tools in the right tool rail.
  • v1 calls the tool Solanalyse (daylight and shadow combined). Placepoint Fusion splits it into Daylight and Shadow as two separate tools.
  • v1 places Line of Sight and Viewshed under 3D Designer. Placepoint Fusion places them in the right tool rail under Analyze.
