Analysis
The analysis tool lets you draw an area on the map and immediately get figures for building stock, land use and demographics. It is a quick way to get quantitative support for a hypothesis ("how high is the average BYA here?", "how many people live within 400 metres?") without having to open each individual property. Geometric 3D tools (daylight, shadow, line of sight and others) sit in the right-hand tool rail and are available in 3D mode.

Area and demographic analyses (the analysis menu)
Click Analyze in the left menu to open the analysis menu.
Available analyses
| Analysis | What you get | Typical use |
|---|---|---|
| Floors (buildings) | Number of floors per building within the area you draw, with a colormap and statistics | Finding buildings with development potential |
| UFA m² (buildings) | Use area per building in m² | Assessing the size of the building stock in an area |
| UFA% (plot) | Use area as a share of the plot area | Identifying underused plots |
| BYA% (plot) | Built-up area as a share of the plot area | Cross-checking against the BYA allowance in the zoning provisions |
| Demographics (area) | Population, age distribution, income, household composition | Assessing purchasing power and demographic profile |
The colormap on the map is calibrated dynamically from the values within the area you draw: the use of colour is relative, not absolute, and suited to comparison within the area.
The workflow
- Click Analyze in the left menu.
- Select an analysis from the list in the panel.
- Draw an area on the map with one of the drawing tools (see below).
- The results appear in the panel and as a coloured overlay on the map.
- Adjust the area or draw again to see how the figures change.
Drawing tools
| Tool | Function |
|---|---|
| Pointer | Click a single property |
| Rectangle | Drag a rectangle to select everything inside it |
| Lasso | Draw a freehand shape to select everything inside it |
Some tools show aggregated figures directly:

Geometric analysis tools (right-hand rail, 3D only)
In 3D view, six extra icons appear along the right edge of the map.
| Tool | Function | Available |
|---|---|---|
| Measurements | Measure distances and areas | 2D and 3D |
| Daylight | Visualise daylight on façades for a given time and date | 3D only |
| Shadow | Show shadows cast by surrounding buildings | 3D only |
| Elevation Profile | Draw a line for a terrain or building section | 3D only |
| Line of Sight | Check whether two points have a clear view | 3D only |
| Viewshed | Field of view from a point | 3D only |

How to use a 3D tool
- Switch to 3D by clicking the 3D button at the top of the map.
- Close the property panel if it is open (X at the top): the panel covers the right-hand tool rail.
- Click the building or surface you want to analyse in the map.
- Click the tool in the right-hand rail.
- Follow the instructions in the panel that appears.
Configure the analysis
Each tool opens its own panel with parameters:
| Tool | Parameters |
|---|---|
| Daylight / Shadow | Month, day, time. Animate over 24 hours to see the sun move. |
| Elevation Profile | Draw a route with one or more points along the ground. The profile appears as a chart with separate curves for terrain and buildings, and it summarises length, ascent, descent, minimum, maximum and average height, plus gradient. |
| Line of Sight | Place an observer and a target point; the app reports a clear or blocked view. |
| Viewshed | Select an observation point. Visible area is coloured green, non-visible area red. The field of view can be set to 45°, 180° or 360°. |
| Measurements | Select Distance (shortcut Z) or Area (X) and click points on the map. Measured values are listed under "Your Measurements". |
Typical use cases
Zoning and land use assessment. Draw the area around a property of interest, run BYA% and UFA%, and compare with the municipal plan provisions as a map layer to find plots where land use is low relative to the zoning.
Daylight for a planning submission. Use Daylight and Shadow in 3D mode to document sun conditions on a façade.
Sight analysis for a new building. Combine Line of Sight and Viewshed to assess whether a new building affects views towards protected viewpoints.
Distance check. Use Measurements to check the distance from the corner of a building to the zoned building line.
Tips
- The 3D tools are not visible in the right-hand rail when the property panel is open. Close the panel (X at the top) to use them.
- Measurements work in both 2D and 3D and do not require you to have clicked a building.
- Daylight and Shadow are calculated geometrically. For a formal daylight calculation against TEK17 § 13-7, use dedicated tools such as DIVA or Velux Daylight Visualizer.
- Analyses do not require a project and are good tools for exploratory browsing before you know which project something belongs to.
Differences from v1
- v1 has Analyze as a single menu item with drawing tools and results. Placepoint Fusion separates area and demographic analyses (the analysis menu) from geometric 3D tools (the right-hand tool rail).
- v1 calls the tool Sun analysis (daylight and shadow combined). Placepoint Fusion splits it into Daylight and Shadow as two separate tools.
- v1 places Line of Sight and Viewshed under 3D Designer. Placepoint Fusion places them in the right-hand tool rail under Analysis.
- v1 has keyboard shortcuts (
Q/W/E/R) for the drawing tools.
