This use case is about going from "nothing" to a qualified pipeline. Actively finding properties, tenants or contacts that match your criteria, without depending on an agent calling you or a listing appearing.
The core of the workflow is Search, Tags and Map layers. Search finds individual properties and owners, map layers show geographic patterns, and tags keep the pipeline list alive between sessions.

Find the right property
How to do it
Search, Map layers and Tags are the starting point. Here is how you build a pipeline from geography and criteria:

Navigate to the area. Search for an address or a place name to position the map. Alternatively, upload your own dataset of site locations through Datasets to visualise a candidate list geographically.

Turn on the relevant map layers. Open Map layer from the left menu and activate layers that give the search context:

Click candidates in the map. Click a property to open the Property panel and read the Overview tab: registered owner, zoning, UFA, latest transaction. That is enough to decide whether the property is worth a closer look.

Search by owner. Type a company name or organisation number in the search field to find all properties registered to the same owner. The Owners tab in the Property panel shows the ownership chain upwards for single-purpose vehicles.

Tag promising candidates with Tags straight from the Property panel. Give the tag a name ("Pipeline Q3", "Logistics Østlandet") and build the list as you go.

Export the list from the Tags panel as Excel when the shortlist is ready for further work in a CRM or spreadsheet.
A concrete example
An acquisition director needs to find the next development site. She turns on the Zoning map layer and zooms in on a transformation area. Three sites stand out with the land-use purpose Business and low BYA utilisation (BYA is the built-up area ratio). She clicks each one, reads the Overview and Zoning tabs, and tags the two most interesting. A search on the registered owner's organisation number reveals that the same owner holds another three sites nearby. Time from start to a shortlist of five candidates: one working day.
Find the right tenant
For asset managers, letting agents and property managers who have vacant space and want to prospect proactively.
How to do it
The logic is the reverse of a property search: the criteria apply to companies, not to matrikkelenheter.
- Open the Property panel for the building and read the Tenants tab. The list gives you the reference profile: industry, area and contract data for the existing tenants.
- Activate the business Map layers around the building to see which industries dominate within walking distance. A tech startup will typically look for a location near other tech clusters, a consultancy near its clients.
- Click businesses in the map. The Tenants tab in the Property panel shows who occupies the address today, with organisation number, employees and revenue from Brønnøysundregistrene.
- Filter on firmographics. Search by company name or industry keyword to find companies of the right size. Number of employees as a rule of thumb: 10 to 15 m² per employee for office use.
- Tag and prioritise with notes such as "High priority" and "Contacted".
Find the right person to reach
For B2B suppliers to the property industry who need to reach the right decision maker.
How to do it
- Navigate to the prospecting area with the search field and click properties in the map.
- Read the Tenants tab in the Property panel for each address. The tab shows who actually occupies the address, linked to organisation number, employees, revenue and contact details from Brønnøysundregistrene.
- Trace the ownership structure in the Owners tab when the legal owner is a single-purpose vehicle. The ownership chain leads you to the parent company where the decision is made.
- Build the list in Tags as you find relevant addresses. Export the list to Excel from the Tags panel for import into a CRM or an outbound sales tool.
