Understand property and context

A property lands on your desk: a prospectus, a credit application, a zoning notice or a line in a portfolio review. The question is the same every time: what am I looking at, and is it worth more time? This page goes through the Property panel tab by tab on a single property, and the three map layers that put it in context.

Fourteen registers, one panel

The answer to that question has always been scattered: the matrikkel at Kartverket, the ownership chain and the accounts at Brønnøysundregistrene, the tenants in the business register, the plan at the kommune, the building cases in the municipal public records list, the energy certificate at Enova SF. Each lookup has its own portal, and none of them know about the others.

The panel brings them together on the same matrikkelenhet, so what you read in one tab explains what you see in the next. The example used throughout this page is Tordenskiolds gate 2 in central Oslo, an office building of 5,867 m² from 2006, owned through two corporate layers and let to 174 businesses.

The Overview tab answers whether the property is worth more time. It brings together the building stock, the plot utilisation, the owner and the largest tenants, with a link on to the tab that holds the detail.

The overview shows organisation number, date of incorporation, registered purpose, revenue and profit for the most recent financial year, number of employees, the property portfolio split by kommune, and the premises the company leases itself. Tordenskioldsgate 2 Oslo AS was incorporated in 2005, has no employees and one property, and its purpose is the purchase, development and letting of real property: a pure holding company for this building, with the rental income making up the whole of the accounts.

The Tenants tab lists the businesses registered at the address, with industry, number of employees and how long they have been there, from Brønnøysundregistrene. The overview at the top counts them: 174 tenants, 139 of them with no employees, 436 employees in total, average tenancy three years.

The numbers tell you what kind of building this is before you have read a single row. 174 businesses in 5,867 m², most of them with no employees, is a co-working office, and the row with the longest tenancy, Mesh Oslo AS with the industry utleie av egen eller leid eiendom, is the one running it. Behind it come growth companies with 20 to 40 employees and less than three years of tenancy. For a credit assessment these are two different kinds of rental income: one long contract with the operator, or many short ones with the end users. The tab does not say which it is, but it does say what you need to ask about.

What it has sold for

The Transactions tab shows the property's own sales with date, type and sale price, and share transactions in a separate list. Tordenskiolds gate 2 has three: an unspecified one in 1983, an open-market sale in 2001 at NOK 18.7 million, and a transfer in 2005 at NOK 45 million, the same year the owning company was incorporated and the year before the building was completed. What the plan allows

The Zoning tab shows the municipal master plan and the zoning plans that cover the property, with land use purpose, plan ID and a link to the plan document, and Enable map layer puts the plan boundaries on the map. Oslo does not share its municipal master plan digitally, so the tab says so and points to the kommune's own planning portal; that is a limitation in the source, not in the panel.

Click the building in the hierarchy in the Property tab, or directly in the map, and the Building panel opens with the building number from the matrikkel. The overview gives the street view, the usable floor area split between residential and other, and the built-up area; Sections and Units lists the individual units, Building statuses shows framework permit (rammetillatelse), start of works and completion certificate (ferdigattest) with dates, and ESG shows the energy certificate for this specific building. On a property with one building the difference is small; on a property with five, this is where you see which of them is missing its completion certificate.

The context around it

The panel says what the property is. The map layers say what it sits in, and three of them belong in almost every lookup.

Property prices colours the surrounding grunnkrets areas by average sale price. That is the reference point for a property that has not itself been sold in twenty years, and it shows whether the address sits in the most expensive band of the city centre or at the edge of it.
