Understand risk and uncertainty

The Quick clay map layer shows hazard awareness areas over the map

Before a bank grants a loan, an insurer writes a policy or a lawyer issues a legal opinion, the risk picture around the property has to be known. Which encumbrances and easements apply to the matrikkelenhet? Is the property in a flood zone or on kvikkleire (quick clay)? What do the case records say about unresolved building applications?

Placepoint Fusion gathers these sources in the Property panel and in Map layers. Two case officers looking at the same property should arrive at the same risk picture, and each risk area should be traceable to one source with a known update date.

Credit analysts, underwriters, property lawyers, due diligence teams, investment committees and ESG managers who need a documented factual basis.

How you do it in Placepoint Fusion

1. Legal risk

Open the Property panel and read the Documents tab for registered documents and a Grunnboken (land register) extract straight from Kartverket. Encumbrances, easements, restrictions on disposal and mortgages are linked to the documents they come from. Transfer of title and registration history are one click away.

The Case records tab retrieves building applications, dispensations, appeals and orders from the municipality's archive. An unresolved order or an open appeal is often the legal risk that delays a credit case the most. It shows up in Case records, not in Grunnboken.

The Owners tab shows the ownership chain upwards to the parent company and any fund levels, including foreign ownership where it is registered. For properties where beneficial ownership sits several company layers up, this is the starting point.

2. Financial risk

Much financial risk can be read from the property data:

  • Loan-to-value: Read the Overview tab for the estimated value and compare it with the known loan amount.
  • Tenant stability: The Tenants tab lists who is based at the address, with contract data, organisation number, employees and turnover from Brønnøysundregistrene. Concentration risk (a large share of rental income from one tenant with a contract close to expiry) is visible here.
  • The market value check: Compare the estimated value with comparable transactions in the Transactions tab and the Property prices Map layer.

The Business Map layers are used to understand vacancy risk and the business mix in the area: which industries there are and how many employees there are within the relevant radius.

3. Climate-related risk

The Risk tab in the Property panel gathers the most important climate indicators per property: flood zone class, landslide hazard, kvikkleire hazard awareness, ground contamination and radon exposure.

The ESG tab in the Property panel shows the energy rating and climate indicators per building. For ESG reporting, the energy rating from Enova is a key figure.

The risk maps are hazard awareness maps, not geotechnical certificates. Design work always requires a professional assessment.

4. Put it together

The export from the Reports module in Analyze can be attached to the credit case, the due diligence report or the board memo. Every figure links back to the source in Placepoint, so a counterparty can verify it.

A concrete example

A credit analyst needs to assess a commercial property loan. She opens the Property panel and spends the first hour on the Documents tab (no unregistered encumbrances), the Case records tab (no unresolved orders) and the Tenants tab (a good credit profile, contracts running to 2028-2030). The second hour goes on the risk map layers: the property lies outside NVE's flood zones and no quick clay is registered. Energy rating C is taken from the ESG tab. Hour three is the value check against comparable transactions from the Transactions tab. The case is ready for the committee the same day.
