Check climate risk for a property

You need to assess climate risk and ground conditions for a development site or an existing property: landslides, flooding, quick clay, radon and contaminated land.

Step 1: Find the property

Search for the property and click it in the map. The panel slides in on the right and gives you context about the property. See Find a property for details.

Step 2: Activate the Risk map layers

You read risk in the map through the Risk map layers, not in the property panel:

  1. Click Map layer in the left menu.
  2. Select the Risk tile (18 layers in Placepoint Fusion).
  3. Activate single layers such as Landslide-prone areas, Flood hazard map or Quick clay.

The layers are drawn over the background map with transparent colour fill. You can have several active at the same time.

Common risk layers and data sources:

Susceptibility maps are not the same as hazard zones. Susceptibility means that a more thorough geotechnical assessment is required for development, not that a hazard is confirmed. Use the map layers as early screening, not as a geotechnical conclusion.

Step 3: Read the property against its neighbourhood

Zoom In on the property with the layers active. You then see both whether the property itself overlaps a hazard zone and where the boundaries run around it.

A property can sit just outside a flood zone even though the neighbouring property is inside it. The map layers make this difference visible without you having to click the neighbour separately.

Step 4: Assess combined risks

Common combinations:

Next steps after the screening

  • If the property scores high on natural hazards: order a geotechnical report from a qualified engineer.
  • Flood zone: check the municipal master plan provisions on permitted development in flood-prone areas.
  • Contaminated land: check Miljødirektoratet's ground pollution database for historical use and known cases.
  • Radon: when renting out or selling housing, radon measurement is required under strålevernforskriften, the radiation protection regulations.
