Buildings

The Building tab in the property panel lists the buildings registered on the property in the Matrikkelen. Click a building in the tab, or click a building directly in the map, to open the Building panel with technical status, floor structure, usage units and change log for that single building.

The tab shows one card per building on the property:

Active buildings are shown under Current, demolished and removed buildings under Expired. Click a building to open the Building panel. Demolished buildings are worth checking: a former industrial building or petrol station can signal ground contamination even though the building is gone.

The Building panel

The Building panel is a focused view of a single building with five tabs:

Data sources

Building data comes from the Matrikkelen via Kartverket. The building number is stable and does not change on sale or subdivision. The Matrikkelen is updated when the municipality reports the change, which can take weeks to months for new builds or demolition. Standing buildings have the status Current, demolished buildings Expired.

Typical use cases

Technical due diligence. Check the year of construction to assess expected technical condition, remaining service life of technical installations and the need for upgrades against TEK10 or TEK17.

Verify the completion certificate. See whether the building has the status Current and open the Case lookup tab to see whether a completion certificate has been issued.

Uncover irregularities. A building with the status Expired that is still physically present indicates a delayed report to the Matrikkelen. Likewise, a new build project where the Matrikkelen does not yet show the building may be because the municipality has not received the report.

Area check. Compare the UFA from the Matrikkelen with the area stated in the listing or lease to uncover discrepancies.

Tips

  • The UFA from the Matrikkelen is register based and can differ from a surveyor's calculation, especially for older buildings that have not been updated after an extension.
  • The building number is an extension of the matrikkel number and identifies the building uniquely in public registers.
  • The Energy label is stored against the building, not against individual units. For mixed use buildings this gives a coarser resolution than the individual Enova certificates. Verify against the Enova register when precision is critical.
