The dataset is a strategically valuable overview of where the next wave of development is expected, and what housing volume is secured through zoning but not yet built.
For a developer, the housing and area reserve is one of the most direct signals of the competitive situation in Oslo: how many flats are already zoned in an area, and therefore potentially on their way to the market in the next 3-7 years. For estate agents, it is relevant context in sales prospectuses and price outlooks. The dataset is specific to Oslo, but similar zoning reserves exist in other municipalities through Mapped municipal plans.
