Property panel
Click a property on the map and the property panel opens along the right-hand side. It gathers matrikkel data, owners, transactions, zoning, buildings and tenants for a single property in one view.

All the tabs in the property panel
The video opens Tordenskiolds gate 2 from search, makes the panel wider until all the tab names fit, and goes through each tab and sub-tab: Overview, Property, Owners, Tenants, Transactions, ESG, Government cases and Zoning.
- Search for the address and select the hit in Oslo. The panel opens along the right-hand side.
- Drag the panel's left edge. The tabs that sat behind +4 more come into the strip.
- Property: Hierarchy, Plots, Buildings, Sections, Housing units and Info.
- Owners: Ownership structure with Expand all, then the list of owners.
- Tenants: current tenants and former tenants.
- Transactions: property transactions and share transactions.
- ESG: energy certificates, Enova, certifications and TEK.
- Government cases and Zoning, and back to Overview.
Duration: 1 minute and 57 seconds. Which tabs exist depends on the property: a home with no commercial tenants has no Tenants tab, and valuation and listing appear when there are figures for them.
Top of the panel
At the top of the panel:
- Google Street View image of the property (where coverage exists). Click it for a larger view.
- Matrikkel ID as text (for example
0301-209-369-0-0). - Address with postcode and postal town.

You make the panel wider by dragging the left edge.
Number cards (key figures)
Directly below the header, a row of compact key figures is shown:

The figures are calculated centrally and synchronised with Matrikkelen. The timestamp of the last update is shown in the footer.
Read together, the fields tell you a lot: a high UFA relative to BYA with a small plot area indicates a high-density urban property; a low average floor count combined with many usage units points to terraced or low-rise housing; many buildings on the same matrikkel is typical of industrial or agricultural property. For commercial property, UFA broken down per building in the Building tab matters more than the aggregate, because the income potential sits with the individual building.
Tab strip and overflow menu
The tabs are organised in a horizontal tab strip below the key figures. At a typical panel width, Overview, Property, Owners and Tenants are visible; the remaining tabs sit behind a +N more button at the right of the strip. Click it to see all available tabs, or drag the panel's left edge so all the tabs fit in the strip.
Tabs
Overview

The dashboard view. Overview gathers the most relevant data from all the other tabs, so you rarely need to switch tabs for your first questions about a property. Each row links on to the full detail.
- Owners - with a filter for Companies / People / All. Links to Brønnøysundregistrene (BRREG) and to the individual owners. The Companies filter is useful for due diligence on property structures (SPVs, holding companies); people are more relevant in a residential context. Click an owner to open that owner's property portfolio across Norway. For company-owned property, the ownership chain runs upwards through the holding structure, often to the ultimate beneficial owner (UBO) where data is available. SPV structures (one property per AS, held by a property fund or parent company) are recognisable because the property's immediate owner is a small AS with no other assets. The ownership chain can stop at foreign companies, where Brønnøysundregistrene lacks detailed data; the ultimate beneficiary must then be verified against foreign registers or the company's annual report.
- Last transactions - date, Fnr-Snr identification, type (Free Sale, Inheritance, Sectioning and so on) and consideration. The transaction type decides how the consideration should be read: only Free Sale gives a real price indication; Inheritance, Estate settlement and Gift are transfers without a market price; Sectioning and Merger are administrative changes without a sale; Forced Sale typically gives a lower consideration than the market.
- Last share transactions - calendar year, company sold, change in holding. A share sale of the property company is not recorded as a registered property transfer, but it is the most common form of change of ownership for commercial property, because it avoids document duty.
- Zoning - municipality plan and zoning plan with land use purpose and a document link. The toggle shows the plan boundaries as an overlay on the map; the link opens the plan document at the municipality. If both plan levels apply, the zoning plan governs, but always check with the municipality whether the plan has been replaced by a newer decision. The meaning of the colours on the plan boundaries and land use areas is set out in the zoning plan legend.
- Listings - active and historical Finn listings. For commercial property: rental listings, sales prospectuses and similar; for housing: sales listings. A long listing period without a sale can signal that the price expectation is above market level, or that the property has features that give buyers pause.
- Valuation - a model-based value estimate from the PropCloud integration. The result is shown as a range (assumed lower and upper bound), not a point estimate. Residential property has higher model precision than commercial property, because the transaction dataset is denser. Requires an access level with valuation included in your subscription.
- ESG - energy class from Enova SF (A to G), certifications (BREEAM, LEED, Svanemerket, TEK), calculated carbon intensity and environmental reporting indicators where data exists. For portfolio owners reporting under SFDR, the EU taxonomy or their own ESG targets, the ESG row is the starting point for portfolio aggregation.
- Saksinnsyn - the number of municipal cases, with a link on to Saksinnsyn. The figure counts open and closed cases registered against the matrikkel number.
- Land Use - a link to the land use map (AR5 / AR50) overlaid on the property boundaries. On larger, undeveloped plots, the distribution tells you about development potential: a plot classified as cultivated land will typically be LNF in the municipality plan and needs rezoning before development.
- Activities - avatars for the users who have contributed, and a shortcut to the activity log for free-text notes and tasks linked to the property in a project.
- Projects - a list of the projects the property has been added to, with an "+ Add" button.
Property (Tomt)

The Property tab gathers the matrikkel structure for the property in one table view with six sub-tabs. Each sub-tab is a table where you can filter and choose which columns are shown. The sub-tabs are:

| Info | Other matrikkel fields for the property. |
The Plots and Info sub-tabs show the fields that previously sat in the Tomt tab:
- Unit type (Grunneiendom, Section, Anleggseiendom and others)
- Additions and registered count
- Date of establishment - when the matrikkelenhet was created
- Decimal number / Skyld - historic agricultural land value, still visible in the matrikkel
- Boundaries and area in m²
- Matrikkel information - property name (bruksnavn) and other identification fields
The unit type tells you how the property is structured in Matrikkelen, not what it is used for. Grunneiendom (a freehold land parcel) is the most common: an independently delimited plot with land ownership. Seksjon means the property is part of a sectioned joint ownership, a unit of use rather than a whole plot with its own land ownership. Anleggseiendom covers technical installations without their own land (a parking basement under someone else's plot, bridges, tunnels). Festegrunn is a right of use over someone else's land, where a ground rent replaces ordinary land ownership. The date of establishment is useful for understanding complex historical transactions, for example after a recent subdivision.
Owners

Registered owners and company owners with the ownership chain from Brønnøysundregistrene. Filter for Companies / People / All. Click an owner to open that owner's property portfolio across Norway. The ownership chain is shown upwards through the holding structure; it can stop at foreign companies where registers lack detailed data.
Tenants

Tenants at the property, particularly relevant for commercial buildings. The data source draws on publicly available tenant information (the postal address register and registered business addresses in Brønnøysundregistrene), so it is most complete for company tenants; private residential tenants are rarely captured.

Transactions

The complete sales history and the share transactions that have affected ownership, including transfers far back in time where Matrikkelen has data.
The list is raw data from Kartverket's land registration. Use the Overview tab when you only need the most recent events; use the Transactions tab when you need to follow ownership over time, read price development or link an older transfer to a specific party. Registered deeds alone do not show every change of ownership, share transactions capture the rest.
ESG

Energy class from Enova (A to G), certifications and environmental indicators for the property. Certification status: active certifications are shown in full colour; certifications the property has no record of are shown dimmed.

A dimmed icon means Placepoint has no record of the certification for the building, not necessarily that the certification does not exist. Always confirm against the certification body's register before you build anything on it.
Saksinnsyn

The number of municipal cases registered against the property and a list of the case records. See Saksinnsyn for a full walkthrough of the case list, documents and filters.
Zoning

Municipality plan and zoning plan with land use purpose and a document link. The toggle shows the plan boundaries as an overlay on the map, so you can see which sub-areas the property falls within; the link opens the plan document at the municipality.

Listing
Active and historical Finn listings linked to the property. For commercial property this includes rental listings, sales prospectuses and similar; for housing it is mainly sales listings. A long listing period without a sale can signal that the price expectation is above market level.
Valuation
A model-based value estimate from the PropCloud integration. The result is shown as a range (assumed lower and upper bound), not a point estimate. Requires an access level with valuation included in your subscription.
Plot Valuation
A model-based assessment of the plot's development potential.
Rental Valuation
Estimated rental value per m² based on market data for the property's location and type.
Documents
Reports and documents linked to the property. PDF outputs with the property as context, including price statistics, demographics and nature values.
Building

The buildings on the property are reached through the Buildings sub-tab in the Property tab. Sub-tabs:
- Current - buildings that are standing (with the count in brackets)
- Expired - demolished or removed buildings recorded historically
Each building is shown with its name or type and status. Click a building to open the Building panel. The Expired list is particularly relevant in due diligence: a former industrial or petrol station building can signal possible ground contamination.
Units

Usage units and sub-units are reached through the Housing units sub-tab in the Property tab. Each usage unit has its own usage unit number (BRN), area (UFA) and use purpose (housing, office, storage, retail and others). For commercial buildings, the Units tab is critical for understanding the letting structure: the number, type and UFA per unit drive the income potential. For sectioned joint ownerships, the tab shows the individual sections.

Common use cases
Quick acquisition assessment. Click a property and Overview gives you, in seconds: who owns it, the last transactions, zoning, building cases, the number of buildings and the area. Continue in the Owners tab for the full ownership chain. For natural hazards, switch on the Risk map layers.
Tenant assessment of a commercial building. Click the property, open the Tenants tab for active tenancies, and the Transactions tab for history. Combine this with the Building tab to click into a single building and see its Units.
Development potential on an undeveloped or underused plot. Click the property, use the Property tab for area and unit type, the Zoning row in Overview for the plan basis and land use purpose, and the Risk map layers for physical constraints such as natural hazards. Check the Building tab under Expired: former buildings, especially industrial or petrol stations, are a red flag for ground contamination and should be verified before development.
Tracking change of ownership for commercial property. If Overview shows a share transaction in the last year but no new owner in the Owners tab, the property has probably been sold through a share sale of the owning company. Use the link to Brønnøysundregistrene to verify the new ultimate beneficial owner. Continue to the Transactions tab to compile several historical changes.
Portfolio check. In a project with many properties, click each property and use the Activities shortcut in Overview to check status. The number cards give a quick visual signature. If something looks unusual, read Overview for the detail.
Tips
- The panel also opens through the Last visited button at the top of the map, useful for finding properties from earlier in the session.
- Open in new page (the button in the top right) lets you work with the property in full screen, without the map in the background.
- For a property with no buildings, the Building tab is empty. That is not an error.
- Data is as fresh as the sources allow. Matrikkel changes can take 1 to 7 days from land registration until they appear in Placepoint.
- Empty tabs are a designed state. Housing rarely has Tenants, a bare plot has no Building, small buildings rarely have ESG. Move on to the next tab that has data.
- If Overview owners shows a few and the Owners tab shows many more, the difference is expected: Overview is curated for the present, the Owners tab shows the whole chain including historical registered owners.
