Property Panel - Units and Tenants
Units and Tenants are two of the tabs in the property panel. Units lists the housing units registered in Matrikkelen; Tenants shows which companies are actually based there. For commercial buildings, the combination is the core of a rental structure assessment. For residential property, Units holds all the detail, and Tenants is usually empty.

The compact view lists each housing unit with:

Sub-units appear in a separate section below the housing units. Add or remove them with + / -. The search icon filters the list locally.
For commercial buildings, the count, type and UFA per unit drive the income potential and which tenants the building can hold. For sectioned joint ownerships, the tab shows the individual sections within the matrikkelenhet.
Tab: Tenants

Shows tenants linked to the property, which is especially relevant for commercial buildings. The data source monitors publicly available tenant information: the postal address register and registered business addresses in Brønnøysundregistrene (BRREG). Coverage is therefore best for company tenants; private residential tenants are rarely picked up.

Click a tenant to open a detail panel with conglomerate structure and shareholders. The conglomerate structure shows the ownership hierarchy (parent companies and subsidiaries) with the ownership share in percent, so you can quickly see whether the tenant is part of a larger conglomerate.
The tab supports + / - for adding or removing tenants manually, and search for filtering the list.
Typical use cases
Rental structure assessment. Combine Units and Tenants to see whether a commercial property is fully let, partly vacant or has a mix of tenant types. UFA per unit from the Units tab, set against the number of registered tenants, gives a quick picture of the utilisation rate.
Tenant prospecting. Read off the industry (NACE) and conglomerate ties of existing tenants to understand who the property attracts. Is there one large anchor tenant with several subsidiaries, or a spread portfolio of SME tenants? See the example Find the right tenant.
Contract follow-up. Cross-check the tenant list against your own contract database to identify tenants where the relationship is not registered with Placepoint, or where the registered business address differs from the contract address.
Due diligence. Cross-check UFA per housing unit against leases to reveal differences between registered and contracted area. A deviation of 5-10% is common with older data; larger deviations should be verified against Matrikkelen.
Tips
- For residential property, Tenants will typically be empty. That is not an error, private tenants are not registered in public address registers.
- The Units tab in the building panel shows the same units, limited to one building. That is useful for properties with several buildings where you want to see the split per building.
- The links on company names and org.nr lead on to Brønnøysundregistrene, Skatteetaten and GLEIF.
- Use Show all and export to a spreadsheet when you need to work with many units at once (leases, UFA totals, energy class distribution).
