Reports and due diligence
What does the Valuation Report include?
The Valuation Report in PropCloud covers UFA for the residential part of a property. For now the report only includes residential floor area: garages, outbuildings and other secondary buildings are not part of the automatic calculation and require a judgement-based assessment. Plot Valuation as a separate report is planned, and is not available yet.

Can I compare BYA for several properties in an area?
Yes, but with two different tools that answer slightly different questions.
- Analyze - BYA% (plot) lets you draw an area on the map and shows BYA per plot with a colour scale and avg/median/max. Export the table to filter on a specific building type (for example a detached house) and see the utilisation plot by plot. It only covers the drawn area, with no comparison across areas.
- Reports can compare two areas side by side, but does not cover BYA per plot.
BYA is currently shown as the calculated built-up share of the plot, not as the maximum permitted BYA from the plan and zoning provisions. You still have to cross-check against the maximum permitted utilisation in the zoning plan or the provisions of the municipal master plan; the provisions are not available as a structured dataset yet.

What is the difference between BRA and BTA?
BRA (usable floor area) is measured inside the external walls, while BTA (gross floor area) is measured from the outside and is always larger. For commercial property, the ratio between BTA and lettable area is a key figure for how space-efficient the building is. Placepoint shows both where they are registered in Matrikkelen (the Norwegian cadaster).

What is utilisation rate, and can I find it per property in Placepoint?
Utilisation rate is the ratio between permitted built area and the plot area, given as %-BYA or %-BRA in the zoning plan. Placepoint shows the applicable zoning plan as a map layer, but the utilisation rate itself is stated in the plan provisions, which you have to read from the plan document. A common pitfall is that parking spaces count towards %-BYA.

How large can a property be for me to run a Risk Report?
The Risk Report, the climate risk report and some other reports have an internal area limit, because they calculate hazard zones, flood data and ground conditions at full resolution within the matrikkelenhet (cadastral unit). Large continuous properties (typically agricultural, forestry or industrial properties of several hundred decares) can be rejected with an error message saying that the property is too large. There are two ways round this:
- Run the Zoning and area utilisation report instead. It covers the planning basis, but not quick clay, radon, noise and flooding.
- Contact Placepoint via the chat button at the bottom right of the map. We can split the property, run two partial reports manually and send you the result by email.
For now you cannot mark part of a property and add it as a separate unit. The whole matrikkelenhet is the unit Placepoint works with, so subdivision has to be registered with the municipality before a new section can be analysed as a separate property.

Can Placepoint replace a full due diligence process?
No. Placepoint gives you a solid data basis that makes due diligence much more efficient (quickly gathering property information, zoning, land register information, climate risk and demographics), but it does not replace a complete legal and technical review. Many customers use Placepoint as a starting point to identify risk factors early, before they engage external advisers for deeper analyses.

What do technical, financial and legal due diligence cover?
A due diligence is often split into three parts. The technical review maps the condition of the building. The financial review verifies rental income and the basis for returns. The legal review checks title, encumbrances and lease agreements. Placepoint covers the legal and contextual side in particular: zoning, land register information, climate risk and demographics are available straight away. Technical and financial reviews require dedicated advisers.

Demographics and catchment
Can I analyse demographics within a given travel time?
Yes. The travel distance analysis draws isochrones (areas defined by driving time or walking distance from a point) and attaches demographic data for the area inside: population figures, age distribution and income level. This is useful for the customer base around a property or a retail property.

Is the population figure in a catchment (for example 10 minutes) gross or net?
It is net registered residence per grunnkrets (the smallest statistical area unit), not daytime population and not gross visitors. The figure comes from Statistisk sentralbyrå (SSB). For daytime population (workplaces and commuters who are in the area during the day), also switch on the Daytime population layer. The catchment polygon follows roads and public transport for the chosen travel mode, so it is not a circle around the starting point.

Is the income data gross or net?
The income data shows average gross income per resident, based on tax assessments from the Norwegian Tax Administration, compiled by SSB and delivered via Geodata. This is gross income, that is income before tax; what each person actually pays in tax is not included. Median household income is not directly available as a separate field, but average gross income gives a good indication of purchasing power in an area.
The figures are aggregated per grunnkrets, not individual data from the tax authorities, and they follow SSB's most recently published statistics year. Income and Wealth explain the chain and how to find which year applies.
