How do I order land register or matrikkel reports?
Directly from the Property panel. Download land register and matrikkel reports from the quick links at the top of the panel. Priced documents, for example historical registered documents, incur a cost from Kartverket. Ordered documents are delivered by email and are available under "Document orders".
Can I see encumbrances and mortgage information?
Yes. Order a land register extract from Kartverket through the Property panel. The extract shows encumbrances, mortgages, easements and other registered rights. This is a paid service, and the price is shown before you confirm. The document is delivered digitally within seconds.

What is the difference between a land register extract and a mortgage certificate?
A land register extract shows the whole land register page: title holder, registered rights and monetary encumbrances. A mortgage certificate shows only the monetary encumbrances, without owner details. Both are ordered from Kartverket through the Property panel.

Is document duty payable when you order a land register extract?
No. A land register extract is a lookup, not a registration, so it triggers neither document duty nor a registration fee. You pay Kartverket's fixed document fee. Document duty of 2.5% of the sale value applies only when legal title is transferred with a deed.

What is legalpant, and does it appear in the land register extract?
Legalpant is a statutory lien that follows directly from the law, including municipal claims (property tax, water and sewerage) and unpaid shared costs in borettslag (housing co-operatives) and eierseksjoner (owner sections). It is not registered, so it does not appear in the land register extract. A buyer should check that such claims have been settled.

Can I order the land register for a borettslag share?
No, not directly from Placepoint today. A share in a borettslag is not registered in Grunnboken in the same way as a section or a plot of land (matrikkelenhet); the shares are held in Borettsregisteret at Kartverket, which is a separate service. You have to order an andelsboksutskrift (share register extract) directly from Kartverket.
For sameier (co-ownerships) and sectioned properties, the ordinary land register extract in Placepoint works as expected. You see ownership history and transactions in the Overview and Owners tabs of the Property panel, and you can order a current or historic extract through Quick links.

Do I get the historical land register in PropCloud?
No. PropCloud shows current land register information for a property (legal title, encumbrances and easements as they stand today), but not a historical extract with all deleted registrations and transfers back in time. You order the historical land register from the main menu in Placepoint through Quick links - Land registers - Historical land register extract, or directly from Kartverket. The old paper land register is available in Digitalarkivet and also opens from the Quick links button.
