What is the difference between property area and plot area?
Property area is the total area registered for a matrikkelenhet (gnr/bnr) in the matrikkel. Plot area is the actual area of the physical parcel (the teig). A property can consist of several teiger, and the plot areas can differ from the registered property area, particularly for jointly owned properties or shared areas. Placepoint shows both values where they are available.

What is the difference between a grunneiendom, an eierseksjon and an anleggseiendom?
All three are types of matrikkelenhet. A grunneiendom (freehold land parcel) is delimited at ground level and has its own gnr/bnr. An eierseksjon (condominium unit) is a sectioned, independent part of a developed property. An anleggseiendom (construction property) is delimited as a volume, for example an underground car park. Placepoint shows which type of matrikkelenhet the property is in the property panel.

What does a festenummer in a cadastre number mean?
A festenummer (fnr) in the Cadastre number means there is a tomtefeste arrangement (ground lease): the land is owned by a lessor, while the fester (leaseholder) rents the right to use and build on it. If the festenummer position shows 0, the plot is freehold. Placepoint shows the full cadastre number in the property panel.

What is the difference between seksjonering and fradeling?
With seksjonering (sectioning), a building is divided into independent eierseksjoner, while the plot remains one cadastre number held in joint ownership. With fradeling (subdivision), an area is separated out as an entirely new property with its own bruksnummer. The difference shows up in Placepoint: one lookup after seksjonering, two gnr/bnr lookups after fradeling.

Can I find contact details for property owners?
For companies that own property: yes. The platform shows the organisation number, registered business address, general manager and chair of the board from Brønnøysundregistrene (BRREG), including telephone and email where these are publicly registered. For private individuals: only the name and place of residence are shown (limited by privacy rules). Direct telephone numbers and email addresses for private individuals are not publicly available through the matrikkel. Professional users with a documented "legitimate interest" (estate agents, lawyers, insurance and credit organisations) can be granted extended access to see the identity of private individuals in owner and transaction data. How do I select several properties at once?
Hold down Ctrl (Windows / Linux) or Cmd (Mac) and click each property you want to add. The click extends the selection instead of replacing it, so you can pick a set of properties across the map and run shared actions on them: tagging, export, or opening several property panels.

The search result is wrong, what have I done incorrectly?
If you search for an address number that includes a housing unit (typically a garage, storage room or other sub-unit of a property), remember that the housing unit number in the matrikkel is always written with four digits plus a letter: H0101, H0202, U0301. So a unit shown as "13" in Grunnboken is 013 (or H0013) in the matrikkel register format. Add a leading zero if the search does not return the number you know should exist; that is the most common reason a garage "does not show up".
Sub-units appear in the building panel under the Units tab for the building in question, where you see the housing unit number, UFA and building type side by side.
