What sets tenant prospecting in Placepoint apart from Finn.no?

finn.no is a passive advertising channel: you list a vacant space and wait for enquiries. Placepoint reverses the process: you actively search for and filter companies by industry (NACE), size, growth, contract expiry and location needs, without depending on someone happening to see your advert.

Placepoint also gives you firmographics and the business mix in the area, which finn.no does not have. That lets you assess whether a potential tenant actually fits the building and the profile of the area before you make contact.

Does Placepoint replace the need for a leasing agent?

No. Placepoint does not replace leasing agents; it gives them a better starting point. Many leasing agents use the platform themselves as part of their daily workflow, to supplement their network with data-based findings (firmographics, growth, contract expiry). Traditionally, leasing is often based on passive advertising on Finn.no plus your own network plus manual research. Placepoint makes parts of the process proactive and data-driven.

Can I see contract expiry for tenants in an area?

Yes. Contract expiry is part of the tenant data. You can identify companies with expiring leases in a given area and time your outreach towards businesses that are likely to be looking for new premises. Combine this with firmographics (industry, growth) and location data to set priorities.

Can I see total area per company in the portfolio?

Yes. Once you have gathered properties into a portfolio using Tags, you see aggregated key figures: total UFA and GFA, number of properties, and the split per property type. Filter and group by company or organisation number to see area per legal owner. For detailed extracts, export the portfolio to Excel.

What is WAULT, and can I see it in Placepoint?

WAULT (weighted average unexpired lease term) is the average remaining lease term in a portfolio, weighted by rent. A high WAULT means stable income and low re-letting risk. Placepoint does not show WAULT as a single ready-made figure, but you can derive it from contract expiry and rent data on the individual units.

What characterises a commercial lease?

Næringsleie (commercial leasing) is letting for business purposes and is governed by husleieloven (the Norwegian Tenancy Act), but with wide freedom of contract between the parties. The rent is typically CPI-adjusted, and contracts often run for several years at a time. There is no public rent regulation of the kind that applies to some residential tenancies.

What is the difference between a commercial agent and an estate agent?

A næringsmegler (commercial property agent) brokers commercial property for professional players and works on larger, more complex deals than a residential agent. Many commercial agents use Placepoint day to day to map the tenant base, contract expiry and firmographics.
