Search, matching and monitoring

Can I filter properties by owner or tenant?
Yes, in Filter. Filter on owner by searching for an organisation number or company name (find all properties owned by a given company, or all properties in an area owned by companies in a given industry). Tenant filtering is also supported, with move-in date and year at the location.

How do I find all properties a company owns?
Create or select a project, open Filter, click New search and Select filters. Under Owners, enter the company name or organisation number. The hits appear as dots on the map and as rows in the table view, with address, matrikkel, area and ownership. Click Export results for a spreadsheet with the full list. Use the Ownership filter to weed out co-ownership shares below a given threshold.

Can I find properties owned through company structures (SPVs)?
Yes. In Filter, you search for an organisation number and find all properties a company owns, whether it is an operating company or an SPV. The property panel shows the ownership chain upwards, so you can see whether the property is owned directly or through an SPV structure.

Can I filter on land use purposes in the municipal plan?
Yes, you can filter on land use purposes (arealformål) in the municipal plan in Filter: housing, commercial, town centre, outdoor recreation and more. Note: filtering at zoning plan level (a more precise zoning plan) is planned, but not available yet.

Can I filter on building height, parking requirements and other zoning provisions?
No, not directly. Placepoint shows the current zoning plan as a map layer with land use purposes (arealformål), but the written zoning provisions (building heights, parking, outdoor space) are not searchable fields yet. You open the plan map and read the provisions from the municipality's source.

Can I filter on NACE code?
Yes. Matching supports filtering on NACE code to find properties with registered businesses in particular industries (restaurants, office businesses, grocery shops and more). This is useful for both prospecting and area analysis.

Can I combine property filters with company data?
Yes, this is one of Placepoint's strengths. Combine property filters (area, floor area, zoning, year built) with company data (industry, revenue, number of employees, growth) in the same Filter search. For example: all commercial properties over 2,000 m² in Oslo owned by companies with revenue above 50 MNOK; or all buildings in the town centre with tenants in tech that are growing more than 15% a year.

How do I see where building work is under way or new builds have been notified in an area?
Turn on the Developer map layer in the map layer panel. It shows areas with ongoing or planned new activity, based on Matrikkelen: new bruksnummer, newly established parcels and notified new builds. The dataset is updated daily and covers the whole country, and it is an efficient way into land search and prospecting. Building changes (conversions, extensions and additional storeys) are not included.
