Akkvisjon

Akkvisjon comes from the English word acquisition and means a purchase or buy-out. In property development, the term covers the whole process leading up to the purchase of a development site: the search for the right plots, checks on location and property details, dialogue with landowners, and negotiation of a purchase or option agreement. In Norwegian, the phase is also called tomtekjøp or tomteanskaffelse (site purchase or site acquisition), while in a corporate context English acquisition more often refers to buying whole businesses.

Larger developers such as OBOS, JM, Veidekke and Selvaag have their own acquisition departments that build a multi-year pipeline of projects. The usual tool is option agreements: the developer ties up the landowner for a period, often 2 to 5 years, in return for an option fee, and only triggers the purchase once a zoning plan is in place. This pushes both risk and tied-up capital into the future.

The takeover itself is preceded by due diligence. The developer goes through Grunnboken for encumbrances and easements, the matrikkel for boundaries and building data, the current municipal and zoning plans, geotechnical reports, any contamination under forurensningsforskriften kapittel 2 (the pollution regulations, chapter 2), and the kulturminneregisteret (the register of cultural heritage sites).
