Land register extract

A land register extract (grunnboksutskrift) is an official extract from Grunnboken that shows the registered owner, ownership shares, monetary charges, easements and other registered rights on a property. It is the first document an estate agent, surveyor or lawyer retrieves when a property is to be sold, refinanced or analysed.

A distinction is made between an extract from the "active" land register, which shows only the current status, and the "historical" land register, which also covers deleted and expired information right back to the date the property's electronic land register page was created. The move from paper to an electronic land register took place between 1995 and 2007, depending on the registration office, so for older properties the older day book entries are held as paper documents in Kartverket's archive and must be ordered separately if needed.

The registered owner is stated with a national identity number for natural persons and an organisation number for legal persons, together with the notional ownership share and the day book number under which the transfer was registered. Monetary charges, easements and agreements are shown in order of priority. Priority decides who is paid first in the event of a forced sale and is therefore central to all bank and mortgage matters.

A certified extract is ordered from Kartverket via eiendomsregisteret.kartverket.no, or via Infoland and Ambita for professional users. A certified extract carries a fee and is used when the document is to be attached to a bid, a financing agreement or a registration order. The uncertified free extract in Se eiendom has the same level of content, but lacks a signature and cannot be used as documentary evidence towards a bank or a court.

Professional users retrieve the extract through Kartverket's API for land registration data and can subscribe to change alerts for selected properties, so that new registrations are notified automatically. It is this channel that sits behind much of the property data you see in third-party mapping and analysis tools.

In a due diligence, the land register extract is the starting point for mapping which encumbrances follow the property: mortgages, easements, pre-emption rights and any restrictions on disposal. The order of priority in the extract decides who must give consent on refinancing or deletion. For properties with many registered documents, you should order both the active and the historical extract, because in rare cases deleted rights can reappear through error.
