Infrastructure buildings
Infrastructure buildings are buildings that house technical and transport functions in society: transformer stations, waterworks, pump houses, treatment plants, telecom buildings, car parks, recycling stations, station and terminal buildings. These are buildings you rarely enter, but that a whole area depends on.
The term is used as a classification category in SSB's standard for building types, which matrikkelen builds on. Main category 8 covers the whole area and splits into sub-categories:
- Stasjons- og terminalbygg (81x): rail, metro and bus terminals, ferry terminals, airport buildings.
- Telekommunikasjonsbygg (82x): telephone and radio stations, base stations.
- Energiforsynings- og distribusjonsbygg (83x): transformer stations, district heating plants, power station buildings.
- Vann- og avløpsbygg (84x): waterworks, pumping stations, treatment plants, service reservoirs.
- Andre infrastrukturbygg (85x): recycling stations, municipal technical operating buildings.
Ownership is typically public or semi-public: grid companies, Statnett, Bane NOR, kommuner, inter-municipal water and wastewater companies, Avinor. The buildings are rarely on the market and are often protected through licensing requirements, zoning plans and consideration zones.
For property analysis, it is useful to view infrastructure buildings together with the map layers for utility networks and transport. A large transformer installation, a district heating plant or a treatment plant nearby can be both a quality (good capacity for new development) and a constraint (noise, odour, safety zones, zoning restrictions, requirements for odour reduction or buffer vegetation). Adjacent homes often get noise or odour studies as a condition for framework permission. The building type code sits in matrikkelen and can be looked up per building, so you can quickly identify which infrastructure buildings exist in an area and whether they trigger particular considerations.
