Report: Due diligence

The due diligence report brings together what you would otherwise collect from five places for one property: legal title and encumbrances from Grunnboken, transaction history, the ownership chain behind the registered owner, the current plan with its provisions, and natural hazards. Intended for buyers, sellers, banks and advisers in a transaction process.

What the report shows
Legal title and encumbrances
A Grunnboken extract per matrikkelenhet (cadastral unit): the registered owner, mortgages, easements and rights of way, with the date and document number. Encumbrances sit with each matrikkelenhet, so a property with several land parcels is reviewed unit by unit.
Ownership
The ownership chain behind the registered owner, up to the top company, with shareholders and roles. A property held through a single-purpose company is shown all the way up.
Transactions
Registered sales of the property, with buyer, seller, price and date where the price is public.
Zoning
The current kommuneplan (municipal master plan) and reguleringsplan (zoning plan), the plan status and the provisions that apply. A temporary ban on development is often the most important finding in this section.
Risk
Flooding, landslides, quick clay and ground conditions, as in Report: Risk.
What the report does not cover
Technical building condition (NS 3424) calls for an inspection by a qualified surveyor and is not included. The report gives you the register-based basis.
