Report: Property check
Property check is a free report of around 40 pages about one property. Placepoint creates it automatically from the same datasets that Placepoint Fusion uses. You order it with the “See the property” address search on placepoint.no and receive it as a PDF by email.

The data behind the report
The report builds on the Placepoint data foundation: property data from public and private sources, collected, quality-assured and put into context, as About Placepoint Fusion describes. There are around 2,700 data sources and map layers from around 250 map services, 3.5 million matrikkelenheter (registered property units) in Norway, 1.1 million active companies, over 14 million registered owners and rights holders, and over 30 million ownership relations between companies, owners and property. Each figure, with what it counts, is on Placepoint in numbers. The registers and suppliers behind the data are listed on Data and sources.
The same data foundation answers questions in Placepoint AI and in Placepoint Agent inside Fusion, so you can also ask about everything the report shows.

| Property | Type | Report |
|---|---|---|
| Tordenskiolds gate 2, Oslo | Commercial property in the city centre | Download PDF |
| Kastellhagen 2, Oslo | Residential | Download PDF |
The same generator created both reports. The difference between them shows how the report treats a commercial property and how it treats a home. See Residential and commercial further down.
How to order the report
Go to placepoint.no and type the address or the matrikkel number (the property's identifier in the Norwegian cadastre) in “See the property”. Choose the property from the list and enter your email address. When the report is ready, you get an email with a link to the PDF.
The report is a snapshot. It shows what the registers said on the day it was created.
What the report contains
The report follows the same order for every property. Each section takes its figures from a dataset or a map layer in Fusion, and the images are taken in Fusion for this exact plot, as you see them yourself in the map and the property panel.
Fact sheet
The first page after the front page sums up the property in figures: matrikkel number, plot area, UFA (usable floor area), year built, owners, tenants, energy rating, contaminated ground, radon and surface water. The rest of the report expands on each line. In Fusion, the same picture is the Overview tab in the property panel, with the building panel for each building.

3D, views and aerial photos over the years
The report shows the neighbourhood in 3D mode from several angles, with the plot drawn in. An elevation profile and a viewshed from Analysis show the terrain and what you can see from the property. Aerial photos from several decades, taken from the background maps in the map, show how the plot and the area have changed.

Zoning and plans in progress
The report shows the current zoning plan, municipal master plan and land use purpose for the plot, the permitted BYA (site coverage) against what has been built, and which plan proposals are under consideration nearby. Each plan links to the municipality's own planning portal. In Fusion, this is the Zoning tab in the property panel and the map layers under Zoning.

Sun
The report calculates hours of sun on the plot in summer, at the equinox and in winter. It shows the shadows through the day as a sun study on an aerial photo, and draws the hours of sun through the year as a curve. These pages are left out only when the plot has no outdoor area outside the buildings. In Fusion you do the same with Shadow and Daylight in 3D mode and in Analysis.

Travel time and everyday life nearby
Maps show how far you can get from your door by car, public transport, bicycle and on foot, calculated on the road network and the timetables, like the Travel distance analysis in Fusion. The report lists the nearest schools, nurseries, shops and stops with walking time, from the map layers under Education, Business and Transport and communications, and compares nursery coverage in the area with the national figure. Schools and nurseries come from the registers of the Norwegian Directorate for Education and Training (Udir), and stops come from Entur.

Safety and health
The report shows the nearest fire station, police station, out-of-hours medical clinic, emergency department and ambulance station with driving time, from the map layers under Infrastructure. The out-of-hours clinic is the one that covers the municipality, not just the nearest one. The report also shows nearby GP practices with open places, and the nearest nursing home and health centre. The figures come from the map layer Health and care.

Environment and risk
Noise from roads, railways and aircraft is shown on maps and with the noise zone for the plot, from the map layers under Noise. Surface water shows depressions and drainage lines that reach the plot, from Water. Ground and natural hazards check the plot against quick clay, flooding, landslides, radon and contaminated ground. These are the same map layers as Risk, Geology and Pollution in Fusion, and the same as the Risk tab in the property panel shows for one property.
The neighbourhood and the market
Maps show the year built and energy ratings in the neighbourhood, from the map layers under Buildings and Energy. The demographics describe who lives in the basic statistical unit (grunnkrets) and the district, with age, income and education over time, taken from Statistics Norway (SSB). In Fusion, these are the map layers under Demographics, the area panels and the demographic analysis. The market section shows the price level in the area and the property tax from the map layers under Pricing Info, and changes of ownership and encumbrances on the property by type, from the Transactions tab and the Grunnboken (the Norwegian land register).
Owners, tenants and transactions
This section is included only for commercial property. It shows the ownership structure behind the registered owner all the way up to the ultimate parent company, the tenants in the building with industry and employees, and the owning company's purchases and sales of property. In Fusion, this is the company panel with Ownership and Roles, the Units and tenants tab and the Transactions tab. The map layers under Property show owners and changes of ownership for the whole area.

Ask your own questions
The last section shows questions you can ask Placepoint AI about the same property, for example about the neighbouring plots or the owner's other portfolio. Inside Fusion you ask them to Placepoint Agent, and Examples and tips shows what kind of questions work.
Residential and commercial
Both reports have the same sections, from the fact sheet to natural hazards. The difference lies in what the registers hold about the owner.
| Tordenskiolds gate 2 (commercial) | Kastellhagen 2 (residential) | |
|---|---|---|
| Owners | The companies with name and organisation number, and the ownership structure up to the ultimate parent company | Private person, without a name |
| Tenants and transactions | A separate section: the tenants with industry and employees, and the owning company's purchases and sales | Only on the fact sheet: the companies registered at the address |
| Changes of ownership and encumbrances | By type, with date | By type, with date |
Private persons are always shown as Private person, with ownership share and without a name. The same applies to sole proprietorships and general partnerships, which often carry the owner's name.

What the report does not show
The report has no valuation and no land register extract. Encumbrances and changes of ownership are shown by type, without the names of the parties. The report says nothing about the condition of the building.
When you need more than the check
In Fusion you can go further from the same property:
| Question | Where in Placepoint |
|---|---|
| Who is behind the company that owns it? | Company panel, Ownership and Roles |
| What is registered against the property? | Property panel, the Land registers button |
| How serious is the hazard, and where do the zones run? | Risk in the property panel and Map layer |
| What has been built, and when? | Building panel |
| What have similar properties in the area sold for? | Analysis and the map layers under Pricing Info |
| Who lives in the area, and how is it changing? | Demographic analysis and the area panels |
| How much sun does the plot get, and what casts shadows? | Shadow and Daylight in 3D mode |
| What can you reach in ten minutes from here? | Travel distance |
| A question the report does not ask? | Placepoint Agent in Fusion, or Placepoint AI in Claude and Copilot |
What you need next depends on what you plan to do with the property. On placepoint.no we describe the solutions for buying, selling, developing, operating and serving property, collected under Solutions.
