Case records

Case records collect the municipality's public case archive per property directly in the property panel. You read building cases, dispensation applications, appeals and completion certificates without opening the municipality's postal journal in a new tab. For acquisition assessments and due diligence, this is often the fastest way to judge whether there has been activity or disagreement on a site.

How to open the tab

  1. Search for the property and click it on the map. See Find a property.
  2. In the property panel on the right, click the Case records tab.

A high number of cases can indicate active development or a history of appeals. A low number does not necessarily mean no activity: the municipality may have registered cases against a different matrikkel number or street name.

The case list

The list is the first thing you see when the tab opens: all cases registered against the property, sorted newest first.

Click a case to open the document list. Each document has a date, a title and a link to the original file (PDF) held by the municipality.

Documents and files

The Case records tab gives access to two levels below the case list:

Documents - a flat list of all the documents across the cases. Use this when you are looking for a specific document (for example a completion certificate) and do not know which case it belongs to.

Files - each document consists of one or more PDFs. Download directly from here if you already know the file name or file type you are looking for.

Data basis

The cases are taken from the municipalities' postal journals and building case registers. Coverage varies by municipality:

The source is the municipality's public postal journal, updated typically daily to weekly. For the most recent documents, check the municipality's own public access portal.

Typical use cases

Acquisition assessment before a bidding round. Click the property and open the Case records tab. Look for ongoing disputes, appeal cases, dispensation applications or illegal works that could affect the value. Combine this with the Zoning tab in the property panel for the complete plan and case status.

Forensic review of a development. Older cases (10 to 30 years back) show what has stood on the site, which extensions have been approved, and whether there have been changes of use. This is especially useful for industrial and commercial property, where contamination history can sit in older building cases.

Neighbour appeals and process history. Read earlier appeal cases from the neighbourhood to see which themes the municipality has assessed: sight lines, heights, parking, accesses. Identify points of conflict early in the planning phase.

Verifying a completion certificate. Check that a completion certificate has been issued for a building you are considering leasing or buying. A missing completion certificate can mean legal uncertainty for a future change of use or refinancing.

Documentation delivery to a client. Download specific documents (deeds, building case drawings, completion certificates) directly from the detail view and put them in a project sheet or data room. You avoid ordering copies from the municipality.

Tips

  • An apparently high document count can come from a few large cases with many attachments. Look at the number of cases, not just the number of documents, to understand the level of activity.
  • Cases can include neighbouring properties and area zoning plans that affect the property. Check the title before you assume that a case concerns this particular site.
  • For a case that is missing in Placepoint, search directly in the municipality's public access portal using the matrikkel number.
  • The source is the municipality's public case archive. Availability and completeness vary by municipality, smaller kommuner often have limited digital access before 2010 to 2015.
